Golf Villas Annual Block Party Celebrates Community
On Saturday, September 21, our neighborhood came alive with laughter, conversation, and community spirit during the annual Block Party. Despite a forecast of rain and clouds, the skies cleared, and we were treated to a perfect fall afternoon.
This year’s hosts planted colorful mums, decorated with pumpkins, and set up tables, chairs, sunshades, and a children’s game corner in the driveways of #1497–1509.

More than 70 neighbors gathered to enjoy delicious food, catch up with old friends, and welcome new residents. Children created chalk art, chased bubbles, and played games. A dedicated sports fan even brought over a TV, and cheers echoed through the street as the Bears won their game.

The success of this year’s event was thanks to the generous volunteers, talented cooks, and enthusiastic neighbors who came together to create a meaningful gathering. The super hosts include Rayma Brown and Jerry Rongner, Richard and Rita Hynes, Sherry Kenny, Jim and Gail McKevitt, Sheridan McGee, Patricia Wingert, Dave and Sally Wedige, and Chair Mary Jo Bode.

Water Main Breaks on Aberdeen Court
Over the past month, Aberdeen Court has experienced four water main breaks, leading to temporary shutoffs and boil orders for several homes. One of the breaks occurred during a particularly intense heat wave and was significant enough to be reported on NBC Chicago. These interruptions, while disruptive, were met with patience and cooperation from residents across the neighborhood.

The City of Aurora has been proactive and responsive throughout the series of events. Following the fourth incident, the City engaged a specialized contractor capable of repairing leaks without shutting off water to homes — a rarely used and costly approach funded entirely by the City.

Given the frequency and impact of the line failures, the city has now applied for an IEPA permit to fully replace the water mains on Aberdeen Court. While the permitting and planning process will take time, this marks an important step toward a long-term solution. Watch for updates as the replacement project moves through planning and development.
Special Assessment Approved
The Golf Villas Board of Directors held a Regular Board Meeting on May 19 during which they unanimously approved a five-year Special Assessment to fund essential Common Element repairs and replacements.
The capital improvements planned are identified in the 2024 Reserve Study and include building repairs, painting, roofing, asphalt and more. Work will begin this summer with the repair and painting of Building 4 (Units 1467-1479), Building 7 (Units 1513-1525), and Building 9 (Units 1545-1557) per the Special Assessment project schedule.
The Special Assessment will be charged to homeowners beginning July 1, 2025. The amount of the assessment will be based on percentage of ownership. Homeowners have received a form from FSR indicating a preferred payment option. ​Mailed monthly statements cost the Association money. If you are enrolled in autopay through ClickPay, you can elect to discontinue the mailings by calling 855.325.2016 or register for estatements by setting up an account with WelcomeLink at https://estatements.welcomelink.com/illinois. Increasing Loss Assessment Coverage on Your HO-6 Policy
In order to renew our insurance policy, the association agreed to a $25,000 deductible for water damage claims. This deductible directly impacts all homeowners. If a water leak originates in your unit and causes damage to common elements resulting in the association filing a claim, per the Declarations, you may be responsible for covering the $25,000 deductible. To protect yourself from this potential financial liability, we strongly recommend reviewing your HO-6 insurance policy immediately. Increasing your Loss Assessment coverage to $25,000 is an affordable adjustment, typically around $15 per year, and can provide you with critical financial protection in the event of an unexpected claim. Please contact your insurance agent promptly to ensure your policy is updated accordingly.

Unit Sign Painting
Local handymen painted the Golf Villas unit signs, making them all a consistent height and changing the lettering from green to a more contemporary black. They also performed a few mailbox repairs.​​​​​​​​​​ ​​​​​​​​​​​​​​​​​​​
