ARC Approval Process

Golf Villas Building Approval Process​

 

Golf Villas homeowners are required to receive written authorization from the Homeowner’s Association before making any external alteration or addition to their unit. All exterior projects, no matter the scale or size that require the hiring of a vendor, must have an Architectural Review form (ARC) submitted. This includes any changes to the windows, doors, siding, landscaping (for landscaping ARC approval process, please refer to the ARC Landscaping Approval process), deck, lighting, security, and any communication technology changes. Please consult the Rules and Regulations then follow this process for ARC approval.

 

You are required to follow the ARC process or non-negotiable fines will be levied. This process is to ensure liability occurrence will be avoided by both the HOA and owners.

 

Building ARC Approval Process:

 

1. Print and complete an ARC form.

2.Obtain a Certificate of Insurance (COI) from the vendor. Insurance must cover general liability and workers’ compensation using standard insured amounts. COI must list the HOA as additionally insured or as an additional interested party stated exactly as follows:

3. Include the estimate/quote from the vendor of your choice. Estimates or quotes must include:

-Full description of project.

-Materials being used.

-Specifics as required about paint colors, products, etc., if your project has those specifications (see below for details).

-If a city permit is required, the vendor is responsible for following the City of Aurora code.

-J.U.L.I.E. tracking dig # if warranted based on project

-Timeline with estimated start date.

4. Email the ARC form, the estimate/quote, the COI and any other supporting documents to Admin.IL@fsresidential.com. You will be notified of approval or the need for modifications or additional information within 14 business days of receiving the application.

 

ARC Approval Requirements:

​

Replacing Decks, Balconies or Patios

•Current photos of balustrades and flooring are required for committee approval.

•No changes to footprints are allowed; decks and balconies may not be expanded.

•Cedar or pre-treated lumber is accepted. Composite is allowed only for flooring and stairs; railings and balustrades must remain wood for painting continuity purposes.

•Paint color must follow approved colors to match the trim assigned to your building. (Refer to paint colors on the Golf Villas website: www.golfvillaswe.com )

Replacing Garage Doors

•Garage doors must match the style and prescribed color.

 

Replacing Windows, Sliding Doors, or Front Doors

•Replacement door must match the style of the current door.

•Wood, vinyl, or wood clad with metal casing is accepted.

•Storm doors are allowed; color must match the trim.

•Windows must be white.

•Framing of windows and doors is the owner's responsibility to replace if in need of replacement.

•Window replacements must include grids, except patio and kitchen/bay windows.

•Affected cedar siding is also the owner’s responsibility to replace.

•Caulking must be an OSI brand or similar product and must match the trim color.
